Director of Maintenance for Northern California & Hawaii

About the role

The Maintenance Operations Director leads regional maintenance teams to ensure optimal performance across multiple properties in Northern California and Hawaii. This senior leader drives process improvements, oversees capital projects, and collaborates with owners, asset management, and senior leadership.

Key responsibilities

• Manage maintenance operations for a regional portfolio, providing direction to Regional Maintenance Managers.
• Develop and prioritize operational excellence projects using data, KPIs, and performance indicators.
• Oversee service request planning, renovation projects, turn scheduling, parts ordering, and inventory management.
• Negotiate vendor pricing, contracts, and bulk asset purchases.
• Ensure compliance with company policies, OSHA, insurance, licensing, and regulatory inspections.
• Recruit, hire, mentor, and train maintenance talent across the region.
• Collaborate with senior leadership to create action plans and report on capital, maintenance, and renovation initiatives.

Required profile

• Minimum five years of supervisory experience and at least seven years in property maintenance, capital projects, or multifamily renovations.
• College degree in a related field or equivalent experience.
• Strong financial and operational leadership skills, with ability to read financial statements and budgets.
• Knowledge of federal fair housing laws and local housing regulations.

Required skills

• Proficiency with property management software (Yardi or OneSite).
• Advanced Microsoft Word and Excel skills.
• Current driver’s license and automobile insurance.
• EPA certification (preferred), Certified Pool Operator (CPO) (preferred), REAC training (preferred).
