Director, Development

About the role

Greystar is seeking a Director, Development to lead the end‑to‑end development pipeline for its assigned region. The role oversees land acquisition, underwriting, design, construction and delivery of new rental housing projects, ensuring financial targets and growth objectives are met.

Key responsibilities

• Manage the full development lifecycle from site identification and due‑diligence through closing and construction.
• Prepare and present detailed investment memorandums, pro‑forma analyses and cost budgets to the Investment Committee.
• Negotiate and execute sale‑and‑purchase agreements, letters of intent and related venture and loan documents.
• Coordinate third‑party consultants, architects, engineers and contractors to develop design concepts, obtain permits and resolve geotechnical, environmental and land‑use issues.
• Oversee soft‑cost budgeting, FF&E selections and approval of fitness‑center, pool and other amenity budgets.
• Ensure compliance with municipal permitting requirements and address any governmental or jurisdictional matters.

Required profile

• Proven experience leading real‑estate development projects from inception to delivery.
• Strong financial analysis and underwriting expertise, with ability to build detailed pro‑forma models.
• Experience negotiating purchase agreements and managing complex transaction documentation.
• Demonstrated ability to manage multi‑disciplinary teams and third‑party consultants.
• Excellent communication skills and ability to present recommendations to senior leadership.
