Construction Manager - Capital Projects

About the role

Greystar, a global real estate platform covering property management, investment management, development and construction services in institutional-quality rental housing, is hiring a Construction Manager. The role oversees multiple capital improvement and construction jobs and performs capital assessments of buildings and properties during the due diligence phase of acquisitions. It is accountable for completing capital projects on time and on budget, with internal and external communication following best practice.

Key responsibilities

• Meet with external clients and internal associates to present project status and discuss efficiency improvements, problem solving and alternatives.
• Manage capital projects assigned, including day-to-day renovation and repositioning projects and overall oversight for each site.
• Develop scopes of work, timelines and other parameters for capital improvement, renovation or construction projects.
• Administer contractor bidding: send out bid packages, assess bid accuracy and pricing, and recommend the preferred contractor.
• Recommend and retain specialty engineers and architects as needed.
• Report internally and externally on project timing, financial updates and quality.
• Hire, train and supervise associates for renovations and repositioning on assigned projects.

Required profile

• 5+ years of hands-on construction experience.
• OSHA 10 and asbestos certifications required.
• Experience with multifamily or hospitality renovations is a plus.
• Willingness to travel to properties and work onsite in the Phoenix area about 70% of the time, with occasional out-of-state travel to Utah 2-3 times per year.
• Strong communicator who works effectively across teams.
