Community Manager – Property Management

About the role

The Community Manager will oversee daily operations of the Icon Apartments property in Killeen, Texas. Reporting to senior management, this role ensures the property meets its financial and operational goals while delivering exceptional resident experiences.

Key responsibilities

• Assist in developing the property budget by analyzing financial statements, market data, and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, processing bank deposits, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code expenses correctly, and coordinate with accounting and ownership.
• Manage expenditures within the approved budget and oversee the petty‑cash fund.
• Enforce lease terms, approve resident applications, process renewals, conduct apartment inspections, issue notices, and handle evictions and late‑fee collections.
• Monitor market and economic trends, develop short‑ and long‑term leasing strategies, and drive occupancy and revenue goals.

Required profile

• Strong understanding of multi‑family housing operations and relevant regulations (Fair Housing, ADA, FCRA).
• Proven ability to analyze financial data and manage budgets.
• Excellent organizational skills with attention to detail in invoice processing and cash handling.
• Effective communication skills for interacting with residents, vendors, and internal teams.
