Residential Superintendent – NYC Self-Performing Developer

About the role

The Residential Superintendent will lead day‑to‑day on‑site operations for ground‑up, high‑rise residential projects in the New York metropolitan area. Reporting to the project manager, you will ensure that construction progresses safely, on schedule, and in full compliance with all drawings, specifications, and local codes.

Key responsibilities

• Manage daily construction activities for multiple high‑rise residential builds.
• Supervise field personnel, subcontractors, and self‑performing trades.
• Enforce project schedules, sequencing, and production goals.
• Coordinate with project managers, architects, engineers, inspectors, and expeditors.
• Conduct daily walkthroughs, quality‑control inspections, and safety checks.
• Resolve field issues promptly to protect schedule and budget.
• Handle inspections, permits, sign‑offs, and DOB requirements.
• Maintain daily logs, manpower reports, and progress updates.
• Support punch‑list completion and final turnover.

Required profile

• 5+ years of ground‑up residential construction experience, specifically high‑rise projects.
• Proven experience in the NYC metro construction market.
• Strong knowledge of building codes, safety practices, and quality‑control standards.
• Excellent leadership, communication, and multi‑trade coordination abilities.
