Maintenance Technician – Tesota Morningside

About the role

We are looking for a Maintenance Technician to join Greystar’s Tesota Morningside community in Albuquerque. The role ensures that the building, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and performing repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, coordinating vendors, obtaining supplies and completing all required maintenance tasks.
• Manage inventory of tools, supplies and equipment, track usage and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
• Participate in safety meetings and adhere to Greystar’s safety and risk‑management policies.

Required profile

• Ability to diagnose mechanical issues and perform repairs following established procedures.
• Experience with make‑ready turnover processes and coordinating with vendors.
• Strong attention to detail for documentation and inventory tracking.
• Commitment to safety standards and participation in routine safety meetings.
