Maintenance Technician – Santa Teresa

About the role

We are seeking a Maintenance Technician to join Greystar’s property team in Santa Teresa. The role ensures that the building’s physical components, grounds, and common areas meet Greystar’s standards for cleanliness, safety, and functionality.

Key responsibilities

• Respond to resident work orders and perform preventative maintenance, diagnosing issues and completing repairs in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service requests accurately and maintain up‑to‑date paperwork.
• Assist with grounds and amenity upkeep such as trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing parts when feasible and minimizing material waste.

Required profile

• 1–2 years of hands‑on maintenance experience, preferably in a residential or property‑management setting.
• Ability to work Tuesday through Saturday, 8:30 am–5:30 pm, with on‑call duties as needed.
• Strong problem‑solving skills and attention to detail.
• Good communication skills for interacting with residents, vendors, and team members.

Required skills

• General building maintenance (plumbing, electrical, HVAC, carpentry).
• Use of maintenance management software for work order tracking.
• Basic inventory management.
