Maintenance Technician – Redwood Square

About the role

The Maintenance Technician ensures that the physical components of Redwood Square – a 206‑unit stabilized property – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite position involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies.

Required profile

• Ability to diagnose and resolve mechanical or technical issues in residential properties.
• Experience with make‑ready procedures and coordinating vendors.
• Strong organizational skills for inventory management and documentation.
• Willingness to perform both indoor and outdoor maintenance tasks.
