Maintenance Technician – Metro Edgewater

About the role

The Maintenance Technician ensures that the physical aspects of Metro Edgewater’s high‑rise property meet Greystar’s standards for cleanliness, safety, appearance, and functionality. Working onsite in Miami, you will handle resident service requests, perform preventative maintenance, and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing defects and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to perform technical and mechanical work to keep building systems and common areas functional and safe.
• Attention to detail in documentation, inventory tracking, and quality of completed work.
• Willingness to work a Monday‑Friday schedule with rotating on‑call duties.
