Maintenance Technician – Greenwood Point

About the role

This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas at Greystar’s Greenwood Point community meet standards for cleanliness, appearance, safety, and functionality.

Key responsibilities

• Complete resident work orders and preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, repairs, and final inspection.
• Manage inventory of tools, supplies, and equipment, track usage, and notify the supervisor of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Maintain grounds and common areas by cleaning, pressure‑washing, trash removal, and painting as needed.
• Support cost‑control by repairing parts when possible and using materials efficiently.
• Participate in safety meetings, complete OSHA training, and report accidents promptly.
• Inspect contractor work to verify quality and compliance with specifications.
• Conduct routine property inspections to identify safety and maintenance concerns.

Required profile

• Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and work in confined spaces for extended periods.
• Capability to work indoors and outdoors in all weather conditions.
• Ability to lift/move up to 25 lb independently and up to 50 lb with assistance.
• Flexible schedule including on‑call duties evenings, weekends, and holidays.
• Valid driver’s license (required for operating a golf cart where applicable).

Required skills

• EPA Type 1 refrigerant recycling certification.
• EPA Type 2 refrigerant recycling certification.
• Universal refrigerant recycling certification.
• State and local maintenance certifications as required.
