Maintenance Technician – Altura Luxury Rental Homes

About the role

The Maintenance Technician ensures that all physical aspects of Altura Luxury Rental Homes – from apartments to common areas – meet Greystar’s standards for cleanliness, safety, and functionality. You will respond to resident requests, perform preventative maintenance, and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing defects and repairing according to policies and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and amenity upkeep by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Ability to diagnose and resolve mechanical or technical issues in residential properties.
• Experience preparing vacant units for new occupants, including inspections and coordination with vendors.
• Proficiency in tracking inventory and maintaining accurate maintenance records.
• Willingness to perform general grounds and amenity upkeep tasks.
• Commitment to following safety procedures and company policies.
