Maintenance Technician – Page Oaks

About the role

The Maintenance Technician ensures that the physical aspects of Page Oaks – a townhome community in Morrisville, NC – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite role involves performing technical and mechanical work, handling resident service requests, and supporting the property’s lease‑up phase.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Ability to diagnose and repair mechanical and building issues.
• Experience with make‑ready procedures for residential units.
• Familiarity with safety, code, and Greystar maintenance policies.
• Strong attention to detail for documentation and inventory management.
