Maintenance Technician – Garden Property

About the role

Greystar is seeking a Maintenance Technician to support a stabilized garden‑style community of 352 units in Palm Beach Gardens. The role focuses on ensuring the building, grounds, amenities and common areas meet Greystar’s standards for safety, appearance and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and performing repairs in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
• Manage inventory of tools, supplies and equipment, tracking usage, returning unused items and notifying the supervisor of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain common areas and amenities by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• High school diploma or equivalent; technical or trade certifications are a plus.
• Experience in residential or commercial property maintenance.
• Ability to work independently, follow procedures and prioritize multiple work orders.
• Strong attention to detail and commitment to safety.

Required skills

• Basic mechanical and electrical troubleshooting.
• Use of hand and power tools for repairs and installations.
• Inventory management and documentation skills.
