Leasing Manager – Avenue Grove

About the role

The Leasing Manager for the Avenue Grove community will lead all marketing, advertising and leasing activities to meet revenue and occupancy targets. Reporting to senior management, you will oversee the leasing team, coordinate with maintenance, and ensure the property presents a market‑ready inventory.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to achieve revenue and occupancy goals.
• Monitor on‑site traffic, maintain an inventory of “ready” apartments, set rent pricing, concessions and leasing incentives.
• Stay informed on market and competitor conditions, develop short‑ and long‑term marketing plans, and adjust strategies to boost traffic and leases.
• Utilize property management software and technology to generate leasing reports, track performance and communicate with prospects.
• Collaborate with the maintenance team to ensure property appearance and safety standards, inspect ready units, and create merchandising displays.
• Participate directly in the leasing process: generate and monitor traffic, qualify prospects, prepare lease documentation and oversee move‑in procedures.
• Analyze financial, traffic and closing ratio reports to identify opportunities for improvement.

Required profile

• Demonstrated ability to lead leasing and marketing efforts for a residential community.
• Strong understanding of local rental market dynamics and competitor activity.
• Experience working cross‑functionally with maintenance and operations teams.
• Proven track record of meeting or exceeding occupancy and revenue targets.
