About the role
The Service Technician will maintain and repair the physical aspects of the Union Chapel Hill student‑living community, ensuring buildings, grounds, amenities and common areas meet Greystar’s standards for safety, appearance and functionality. This full‑time onsite role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new move‑ins.
Key responsibilities
- Complete work orders from resident requests and preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
- Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Maintain inventory of supplies, tools and equipment, tracking usage and notifying supervisors of re‑order needs.
- Perform routine grounds and common‑area upkeep such as trash removal, pressure‑washing, cleaning and painting as required.
- Inspect contractor work to verify compliance with quality standards and specifications.
- Participate in safety meetings, complete OSHA training and report incidents promptly.
Required profile
- High school diploma or GED with at least 2 years of property‑management or building‑maintenance experience.
- Proactive, self‑motivated and able to work independently as well as part of a team.
- Valid driver’s license; ability to operate a golf cart when needed.
- Willingness to work flexible hours, including evenings, weekends and holidays.
Required skills
- HVAC knowledge and relevant certifications (e.g., EPA Type I & II or Universal refrigerant recycling).
- Computer proficiency with Internet, word processing, spreadsheet and database applications.
- Ability to use hand and power tools for mechanical repairs.
