Service Technician – Student Living (Hale Haukani)

About the role

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. The Service Technician responds to resident service requests, conducts preventative maintenance, and prepares vacant units for new occupants.

Key responsibilities

• Complete work orders from resident service requests and perform preventative maintenance, diagnosing issues and repairing according to policies and code requirements.
• Manage the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of tools, supplies and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Perform routine grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning and minor painting.
• Inspect contractor work and conduct periodic property inspections to identify safety or repair concerns.

Required profile

• High school diploma, GED or equivalent with at least 2 years of property‑management or building‑maintenance experience.
• Relevant certifications such as HVAC and EPA refrigerant recycling (Type I, II or Universal) as required by state and local regulations.
• Proactive, self‑motivated and able to work independently as well as part of a team.
• Valid driver’s license for operating a golf cart on the property when needed.

Required skills

• EPA refrigerant recycling certification (Type I, II, Universal).
• HVAC certification.
• Proficiency with Microsoft Office suite (Word, Excel, PowerPoint) and basic database management.
