Maintenance Technician – The Crossing at Palm Aire

About the role

The Maintenance Technician ensures that the physical aspects of The Crossings at Palm Aire—including buildings, grounds, amenities, and common areas—are clean, safe, and fully functional. This onsite role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning, and painting as needed.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.

Required profile

• Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance), and work in all weather conditions.
• Flexibility to work varied schedules, including evenings, weekends, holidays, and on‑call duties.
• Valid driver’s license for operating a golf cart on the property when required.

Required skills

• EPA Type 1 and Type 2 or Universal refrigerant recycling certification.
• Ability to operate a golf cart for property duties.
