Maintenance Supervisor – Property Management

About the role

Madison Apartment Group is seeking a proactive Maintenance Supervisor to lead its on‑site maintenance program. You will oversee a diverse team, manage budgets, and ensure the property remains safe, functional, and welcoming for residents.

Key responsibilities

• Lead, develop, and evaluate the on‑site maintenance team, providing performance feedback and counseling.
• Conduct preliminary interviews, hire, discipline, and, when necessary, terminate staff.
• Participate in the on‑call rotation, responding to urgent maintenance requests.
• Coordinate daily with the Property Manager on maintenance programs, projects, budgets, and mass purchasing.
• Perform hands‑on work including carpentry, masonry, painting, HVAC, appliance repair, extermination, and swimming‑pool upkeep.
• Inspect vacant units, common areas, and grounds; correct unsafe conditions promptly.
• Maintain accurate records of preventive maintenance, service requests, expenditures, and make‑ready status.
• Manage tools, parts, and amenities to prevent liability and ensure operational readiness.
• Oversee lock changes, key making, and relocation of heavy appliances.
• Utilize the Yardi system to process resident service requests within 24 hours.

Required profile

• Proven experience supervising a maintenance team in a residential or property‑management setting.
• Strong ability to coach underperforming staff and deliver constructive feedback.
• Experience conducting interviews and making hiring decisions.
• Willingness to participate in an on‑call rotation and respond to urgent issues.
