About the role
The position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. It involves performing all leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Key responsibilities
- Perform all sales and leasing activities to meet occupancy and revenue goals, including greeting prospects, qualifying leads, conducting tours, processing applications, and preparing lease packages.
- Inspect apartments before move‑in, ensure they are ready, and coordinate any needed maintenance.
- Develop and implement short‑ and long‑term marketing plans, using resident referral programs, employer outreach, and online platforms such as Craigslist and Facebook.
- Use property management software (OneSite, Yardi) to track availability, record traffic, manage resident data, and capture demographic information.
- Follow up with prospects and residents via email, phone, or thank‑you notes to ensure satisfaction and to drive lease signings and renewals.
- Support the lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and ensuring timely execution of renewal documents.
Required profile
- Hold all state and local licenses or certifications required for leasing professionals.
- Possess a valid driver’s license to operate a golf cart on the property.
- Be able to stand, walk, bend, climb ladders, and lift up to 25 lb independently (or 50 lb with assistance) and work in all weather conditions.
Required skills
- Proficiency with property management software such as OneSite or Yardi.
- Experience using internet marketing tools including Craigslist, Facebook, and email campaigns.
- Ability to record and analyze leasing activity data within the management system.
