Leasing & Marketing Manager – Student Living

About the role

Greystar is seeking a Leasing & Marketing Manager to lead the marketing, advertising, and leasing activities for its student‑living community, The M. The role combines strategic planning with hands‑on execution to achieve revenue, occupancy, and resident‑retention targets.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to meet revenue and occupancy goals.
• Set rent pricing, concessions, and leasing incentives based on market and competitor analysis.
• Monitor on‑site traffic, maintain an inventory of “ready” apartments, and ensure timely unit preparation.
• Develop and implement short‑ and long‑term marketing plans, including creative pricing and advertising strategies.
• Utilize property management software to generate sales and leasing reports and track performance metrics.
• Collaborate with the maintenance team to uphold community appearance, safety standards, and unit marketability.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documentation, and oversee move‑in procedures.
• Review financial, shop, traffic, and closing‑ratio reports to inform decision‑making.

Required profile

• Proven experience in leasing and marketing within residential or student‑housing environments.
• Strong understanding of local market dynamics and competitor activity.
• Ability to lead and motivate a leasing team and coordinate cross‑functional efforts.
• Detail‑oriented with a focus on achieving occupancy and revenue targets.

Required skills

• Proficiency with property management software for reporting and analytics.
• Experience developing print and digital advertising campaigns.
