About the role
The Community Manager will lead the day‑to‑day operations of the Avana on Broad community in Durham, NC, ensuring a high‑quality living experience for residents while meeting financial and operational goals.
Key responsibilities
- Manage daily operations of the property, overseeing staff, activities and resources.
- Develop and monitor budgets, analyze financial statements, set rent rates and ensure timely rent collection and deposits.
- Approve vendor invoices, verify certificates of insurance and coordinate with accounting and ownership.
- Control expenditures, manage petty‑cash fund and stay within approved budget limits.
- Oversee lease enforcement, approve resident applications, conduct inspections, process evictions and collect applicable fees.
- Monitor market and economic trends impacting the property and implement appropriate strategies.
Required profile
- Experience managing a multifamily property or community.
- Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and related regulations.
- Ability to work Monday‑Friday with occasional weekend coverage.
