Community Manager – Abrazo at Waterway Hills

About the role

The Community Manager will oversee daily operations of the Abrazo at Waterway Hills apartment community, leading staff, managing budgets, and ensuring compliance with all relevant housing regulations. This position is responsible for driving occupancy, resident satisfaction, and financial performance.

Key responsibilities

• Develop and manage the property’s annual budget, monitor financial performance, and prepare monthly financial reports.
• Set rent rates, collect rent and fees, process bank deposits, and ensure timely posting of payments.
• Approve vendor invoices, verify insurance certificates, and coordinate payments with accounting and owners.
• Oversee lease enforcement, approve applications, renewals, discounts, conduct inspections, and manage evictions and late fees.
• Analyze market trends and implement leasing strategies to achieve occupancy and revenue goals.
• Respond to resident inquiries, resolve complaints, and ensure high resident satisfaction and retention.
• Conduct regular property inspections to maintain safety, cleanliness, and appearance standards.
• Hire, train, and supervise property staff, evaluating performance in line with company policies.

Required profile

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4‑6 years of property management, sales, marketing, and customer service experience.
• Ability to manage multiple priorities in a fast‑paced environment.
• Strong communication, conflict‑resolution, and customer‑service skills.

Required skills

• Proficiency with property management software (preferably Entrata, Yardi, or OneSite).
• Strong skills in Internet use, word processing, spreadsheets, and database management.
• Valid driver’s license for operating a golf cart on‑site.
• All required state and local licenses or certifications.
