Service Technician – The Kincaid at Legacy

About the role

The Service Technician ensures that the physical aspects of The Kincaid at Legacy – including buildings, grounds, amenities, and common areas – meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident service requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly for proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Participate in safety and risk‑management meetings and adhere to Greystar’s safety policies.

Required profile

• Ability to perform mechanical and basic electrical repairs in residential settings.
• Attention to detail for inspections, documentation, and quality of finished work.
• Commitment to safety procedures and participation in routine safety meetings.
• Organizational skills for inventory tracking and coordination of vendors.
