Service Technician (Lease-Up)

About the role
The Service Technician (Lease‑Up) ensures that the physical components of Greystar’s Austin property – buildings, grounds, amenities and common areas – meet the company’s standards for cleanliness, safety and functionality. You will respond to resident service requests, perform preventative maintenance and prepare vacant units for new tenants.
Key responsibilities
- Complete work orders generated from resident requests, diagnosing issues and performing repairs in line with safety standards and code requirements.
- Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
- Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisors of re‑order needs.
- Document service requests accurately and promptly to ensure proper tracking.
- Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, general cleaning and painting curbs or signage as required.
- Support cost‑control initiatives by repairing parts when possible and using materials efficiently.
Required profile
- Ability to follow Greystar’s safety and risk‑management policies.
- Strong attention to detail for inspections, documentation and inventory tracking.
- Capability to work independently and coordinate with vendors and contractors.
