Service Supervisor – Luminous

About the role

The Service Supervisor for the Luminous community ensures that all building interiors, exteriors, grounds, amenities and common areas meet Greystar’s high standards for cleanliness, safety and functionality. This role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Diagnose and resolve resident service requests and routine maintenance issues in accordance with safety standards and code requirements.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, supply procurement and final quality checks.
• Develop and enforce standards for the appearance and cleanliness of grounds, building exteriors, signage, parking areas and other community spaces.
• Inspect work performed by service team members, contractors and vendors to ensure compliance with policies, quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative maintenance tasks as outlined in the policy manual.

Required profile

• Proven ability to diagnose mechanical and technical issues and perform repairs safely.
• Experience overseeing make‑ready procedures and coordinating with vendors and contractors.
• Strong attention to detail in developing and applying cleanliness and appearance standards.
• Capability to conduct inspections and implement corrective action plans.
• Organizational skills for inventory management and supply ordering within budget constraints.
