Senior Maintenance Technician - Assembly 118
Greystar · Seattle
Job description
About the role
A full-time Senior Maintenance Technician is needed at Assembly 118, a 359-unit mid-rise community in South Seattle. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. The hourly range is $29.75-$32.00.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
- Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies, finishing work and inspecting it.
- Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
- Document service requests accurately and on time.
- Help maintain grounds and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage.
- Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
- Take part in safety meetings, OSHA and other safety training, and report accidents promptly.
- Periodically check contractor and vendor work, and help with property inspections to flag safety and repair needs.
Required profile
- Ability to stand, walk or sit for long periods, bend, climb ladders, reach, carry objects and crawl in confined spaces.
- Ability to work indoors and outdoors in all weather, and to lift up to 25 lb alone and 50 lb with help.
- Flexible schedule, including call duty on evenings, weekends and holidays; occasional travel to other properties or training.
- EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
- All state and local certifications required for service technicians.
- Valid driver's license to operate a golf cart on property, if applicable.
What we offer
- Medical, dental, vision, disability and life insurance, with low employee medical costs.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- Housing discount at Greystar-managed communities, subject to availability.
- 6-week paid sabbatical after 10 years of service.
- 401(k) with company match up to 6% after 6 months.
- Paid parental leave and fertility benefit reimbursement up to $10,000.
- Employee assistance program and additional insurance plans.
