Lease Up Community Manager

About the role

A full-time Lease Up Community Manager position in Seattle, Washington. The role manages the day-to-day operations of an assigned apartment community, including the team, daily activities and resources, to meet budgeted financial and operational goals, while ensuring compliance with company policies and fair housing and other applicable laws.

Key responsibilities

• Manage daily operations and control expenditures within the approved budget, including maintenance repairs
• Approve prospective resident applications, discounts and renewals, run periodic apartment inspections, follow notice requirements, evict residents and collect late fees and other charges
• Hire, train and supervise property staff, and handle performance management
• Meet revenue targets by setting rent rates, collecting rent and fees, making bank deposits and preparing monthly financial reports
• Approve vendor invoices, reconcile work done, check certificates of insurance and code charges correctly
• Analyze market trends and implement marketing and leasing strategies to reach occupancy and revenue goals
• Respond promptly to resident complaints and requests, and ensure the maintenance team meets service standards
• Keep the property safe, clean and well maintained, and report to owners on property performance

Required profile

• Bachelor's degree preferred in Business Management, Real Estate or a related field
• 4-6 years of relevant experience in property management, sales, marketing and customer service
• Previous property management experience required; fee management preferred
• Proven supervisory skills and ability to manage multiple priorities in a fast-paced environment

Required skills

• Proficiency in MS Office Suite and Yardi/OneSite software
• Financial acumen: creating and adhering to budgets, fiscal reporting
• Excellent communication, conflict resolution and customer service skills
