Maintenance Technician – Tidewood

About the role

The Maintenance Technician ensures that the physical aspects of the Tidewood property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports resident satisfaction and property performance.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing them according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning, and painting as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible.

Required profile

• 1–2 years of prior maintenance experience.
• Ability to work indoors and outdoors in all weather conditions and perform physical tasks such as lifting up to 25 lb independently (50 lb with assistance).
• Willingness to be on call evenings, weekends, and holidays.
• Valid driver’s license for operating a golf cart when required.

Required skills

• EPA Type I, Type II, or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
