Maintenance Technician - THEA

About the role

A full-time Maintenance Technician position at a stabilized 685-unit property in Los Angeles, California. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. Weekend availability is required.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds, common areas and amenities, including cleaning, pressure washing and painting curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Take part in safety meetings, OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections.

Required profile

• 1-2 years of maintenance experience; high-rise experience preferred.
• EPA Type I and II or Universal certification for refrigerant recycling (service technicians).
• All state and local certifications required for service technicians.
• Valid driver's license to operate a golf cart where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 lb alone and 50 lb with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.
