Maintenance Technician - THEA at Metropolis

About the role

A Maintenance Technician is needed at THEA at Metropolis, a stabilized 685-unit property in Los Angeles. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. Weekend availability is required.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, obtaining supplies and checking completed work.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds and common areas: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage.
• Support cost control by fixing rather than replacing parts and using materials efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents promptly.
• Periodically check contractor work and help with property inspections.

Required profile

• 1-2 years of maintenance experience; high-rise experience preferred.
• EPA certification Type I and II or Universal for refrigerant recycling (service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 lb alone and 50 lb with help, and work flexible hours including call-outs on evenings, weekends and holidays.
