Maintenance Technician – The Rosewater

About the role

The Maintenance Technician for The Rosewater community ensures that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality. This onsite position supports resident satisfaction by responding promptly to service requests and performing preventative maintenance.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task completion, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.
