Maintenance Technician – The Riley (Raleigh)

About the role

The Riley is a stabilized garden‑style community in Raleigh, NC. Greystar is seeking a Maintenance Technician to ensure the property’s buildings, grounds, amenities and common areas meet the company’s standards for safety, appearance and functionality.

Key responsibilities

• Complete resident‑initiated work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
• Manage inventory of tools, supplies and equipment, tracking usage, returning unused items and notifying the supervisor of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas and amenities by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.

Required profile

• Ability to perform mechanical diagnostics and repairs safely and according to code.
• Experience with unit turnover processes and coordinating vendor work.
• Strong organizational skills for inventory control and documentation.
• Willingness to work a Monday‑Friday schedule with a rotating on‑call rotation.
• Physical capability to handle grounds upkeep and manual labor tasks.
