Maintenance Technician – Summerall Property

About the role

The Maintenance Technician for the Summerall property ensures that the building, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. Working on a stabilized mid‑rise community of 352 units, you will respond to resident requests, perform preventative maintenance and prepare vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, coordinating vendors, obtaining supplies, performing repairs and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• High school diploma or equivalent; vocational training in building maintenance or related field is a plus.
• Ability to read and interpret work orders, follow safety procedures and adhere to code requirements.
• Strong organizational skills with attention to detail for inventory tracking and documentation.
• Physical ability to perform manual labor, lift equipment and work in various weather conditions.

Required skills

• Basic mechanical and electrical troubleshooting.
• Experience with general building maintenance tasks such as plumbing, HVAC, painting and pressure‑washing.
• Proficiency in using hand and power tools.
