Maintenance Technician - Park Crossing

About the role

A Maintenance Technician is needed at a stabilized, garden-style property with 200 units in Park Crossing. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional. The schedule is Monday to Friday, 8 am to 5 pm, with on-call duty required.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and materials, and final inspection of completed work.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Document service requests accurately and on time.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, general cleaning and painting curbs and signage as needed.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with routine property inspections.

Required profile

• 1-2 years of experience.
• EPA certification Type I and II or Universal for refrigerant recycling (for certified service technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including evenings, weekends and holidays.
