Maintenance Technician II – Residential Property Maintenance

About the role

The Maintenance Technician II provides general and specialized upkeep for rental housing, ensuring units are ready for new occupants and that all building systems operate safely and efficiently. This hands‑on position works both indoors and outdoors, often in tight spaces such as attics and crawl‑spaces.

Key responsibilities

• Respond to service requests for furnaces, HVAC, water heaters, appliances, plumbing, carpentry, painting, and other maintenance items.
• Perform skilled work in trades such as HVAC, plumbing, electrical, appliance repair, and locksmithing.
• Maintain and operate tools, gauges, Freon recovery systems, and other equipment safely.
• Follow preventive‑maintenance schedules for heating and ventilation systems, including filter replacement.
• Assist with make‑ready tasks for vacated units, including painting, flooring, drywall, fixture repair, and exterior work.
• Handle emergency situations such as sewage backups, water main breaks, fires, and weather‑related damage.
• Drive company or personal vehicle as needed to perform duties.

Required profile

• High School Diploma or GED with advanced training or certification in building maintenance or a skilled trade.
• Journeyman license or equivalent in one or more trades (HVAC, plumbing, electrical, etc.).
• 4‑6 years of experience in residential maintenance or related skilled‑trade work.
