Maintenance Technician I – Residential Property

About the role

The Maintenance Technician I provides general upkeep and repairs for rental housing units. The role involves responding to service requests, performing make‑ready work between tenants, and handling emergency situations while delivering excellent customer service.

Key responsibilities

• Respond to service requests for HVAC, furnaces, appliances, water heaters, plumbing, electrical, carpentry, painting, and other maintenance items.
• Perform skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith tasks.
• Document all work according to company policy and maintain accurate service records.
• Maintain tools, gauges, snakes, drills, and other equipment in ready‑to‑use condition.
• Follow preventive‑maintenance schedules, including filter replacement and routine inspections.
• Assist with make‑ready activities for vacated units, including painting, flooring, drywall repair, fixture replacement, and exterior work.
• Handle emergency maintenance such as sewage backups, water main breaks, fire damage, weather‑related issues, and urgent appliance repairs.
• Ensure unsafe conditions are corrected promptly and use personal protective equipment as required.

Required profile

• High School Diploma or GED with training or experience in building‑maintenance trades.
• 1–3 years of experience in residential or commercial property maintenance.
• General knowledge of HVAC, plumbing, electrical, and carpentry systems.
• Ability to work outdoors in all weather conditions and lift 50 lb regularly (occasionally more).
• Basic computer proficiency for work order entry and documentation.
