Maintenance Technician – Garden-Style Property

About the role

Greystar is seeking a Maintenance Technician to ensure the physical aspects of its garden‑style property meet standards for cleanliness, safety, and overall functionality. The role involves responding to resident work orders, preparing vacant units for new occupants, and maintaining common areas and amenities.

Key responsibilities

• Complete resident work orders and preventative maintenance by diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑ordering needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities through trash removal, pressure‑washing, general cleaning, and painting of curbs and signage as needed.
• Support cost‑cutting initiatives by repairing rather than replacing parts when possible and using materials and tools efficiently.

Required profile

• Experience completing work orders from resident requests and performing preventative maintenance.
• Ability to conduct make‑ready inspections, create punch lists, and coordinate vendors and contractors.
• Familiarity with inventory tracking and re‑ordering processes.
• Attention to detail in documentation and service request logging.
• Willingness to perform grounds cleaning, pressure‑washing, and minor painting tasks.
• Commitment to cost‑effective repairs and proper tool usage.
