Maintenance Technician – Exchange at Westgate

About the role

We are seeking a Maintenance Technician to join the team at Exchange at Westgate, a stabilized garden‑style community in Leland, NC. The role involves ensuring the property’s buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Respond to resident work orders and perform preventative maintenance, diagnosing issues and completing repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.

Required profile

• High school diploma or equivalent; relevant trade certifications are a plus.
• Experience in residential or commercial property maintenance.
• Ability to work independently, follow procedures and adhere to safety guidelines.
• Strong organizational skills and attention to detail.

Required skills

• Basic mechanical and electrical repair.
• Pressure‑washing equipment operation.
• Painting and general hand‑tool usage.
