Maintenance Supervisor – Willow Springs Community

About the role

The Maintenance Supervisor ensures that all building interiors, exteriors, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and functionality. This role combines hands‑on technical work with oversight of make‑ready processes and vendor coordination.

Key responsibilities

• Diagnose and repair defects from resident work orders and routine upkeep, following safety standards and code requirements.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for community appearance, covering grounds, amenities, building exteriors, signage, parking areas, and common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with policies, quality standards, and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager within budget guidelines.
• Execute monthly preventative maintenance procedures as outlined in company policies.
• Assist the Community Manager with various maintenance‑related tasks as needed.

Required profile

• Experience diagnosing mechanical or technical issues and completing repairs in a residential community setting.
• Ability to oversee make‑ready operations, including inspections, punch‑list management, and vendor coordination.
• Strong attention to detail for developing and maintaining community appearance standards.
• Proven capability to inspect and evaluate work performed by internal staff and external contractors.
• Organizational skills to manage inventory, order supplies, and stay within budget.
• Commitment to follow preventative maintenance schedules and safety procedures.
