Maintenance Supervisor – Viviano Community

About the role

The Maintenance Supervisor ensures that the Viviano community’s buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. This role combines hands‑on technical work with oversight of make‑ready processes and vendor coordination.

Key responsibilities

• Assist with and complete work orders generated from resident requests, diagnosing defects and performing repairs in line with policies, safety standards and code requirements.
• Oversee the make‑ready process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks and final inspections.
• Develop and maintain standards for the appearance of grounds, building exteriors, interiors, breezeways, signage, parking areas and other common spaces.
• Periodically inspect work performed by service team members, contractors and vendors to ensure compliance with quality standards and specifications.
• Maintain an adequate inventory of spare parts and maintenance materials, collaborating with the Community Manager to order supplies within budgetary guidelines.
• Execute monthly preventative maintenance procedures as outlined in the policy manual.
• Assist the Community Manager with additional maintenance-related duties as needed.

Required profile

• Ability to diagnose and repair mechanical and technical issues following established policies and safety codes.
• Experience coordinating make‑ready processes and managing vendor relationships.
• Strong attention to detail for developing and enforcing cleanliness and appearance standards.
• Capability to conduct inspections and implement corrective action plans.
• Proficiency in inventory management and budgeting for maintenance supplies.
