Maintenance Supervisor - Property Management

About the role

An Atlanta-based real estate development and property management company, founded in 1981 and focused on multifamily residential and mixed-use properties, is hiring a hands-on Maintenance Supervisor through its client. The supervisor oversees the physical condition and day-to-day maintenance of a well-maintained multifamily community with about 150 apartment units, leading daily maintenance operations, skilled repairs, unit turns, preventive maintenance, vendor coordination and capital improvement projects.

Key responsibilities

• Perform and oversee HVAC, plumbing, electrical, appliance and building repairs
• Diagnose and resolve HVAC and other mechanical issues
• Manage apartment unit turns and preventive maintenance programs
• Supervise maintenance staff, vendors and contractors
• Conduct regular property inspections and address maintenance and safety issues
• Manage maintenance inventory, supplies and costs
• Support capital improvement and property maintenance projects
• Coordinate vendors and contractors for quality and timely completion
• Maintain a safe, clean and well-functioning community meeting safety and compliance standards

Required profile

• 5+ years of multifamily and/or facilities maintenance experience
• 2+ years supervising a maintenance team
• EPA 608 Universal certification required
• HVAC certification with strong diagnostic and repair skills
• Experience managing vendors, contractors, maintenance costs and budgets
• Strong troubleshooting and problem-solving skills
• Ability to work hands-on while leading a team
