About the role

The Maintenance Supervisor will lead the on‑site maintenance team for the Monaco Lakes community, ensuring properties are well‑kept, resident requests are addressed promptly, and all operations run safely and efficiently.

Key responsibilities

• Lead a team of maintenance technicians, community managers, and leasing agents, providing training and support.
• Develop and execute preventive maintenance schedules and turn‑over programs for multiple properties.
• Oversee work orders, service requests, and routine inspections to maintain compliance with safety regulations and local codes.
• Perform regular landscape walks, snow removal, pool log maintenance, and light checks.
• Manage vendor relationships, obtain quotes, negotiate contracts, and monitor performance.
• Assist in preparing the annual maintenance budget, track expenses, and identify cost‑saving opportunities.
• Serve as the primary contact for resident maintenance inquiries, ensuring high satisfaction levels.
• Respond to emergency situations 24/7 according to the emergency response policy.
• Maintain shop organization, cleanliness, and ensure proper stock of parts and equipment.

Required profile

• Ability to lift at least 50 lb and remain on feet for extended periods.
• Willingness to participate in an on‑call rotation and perform snow‑removal duties as needed.
• Proven experience supervising maintenance staff and coordinating with vendors.
• Strong budgeting and cost‑control skills.
• Excellent customer‑service orientation and ability to address resident concerns promptly.
