Maintenance Supervisor (Lease‑Up)

About the role

The Service Supervisor leads and executes the technical, mechanical, and maintenance operations of the community, ensuring interior and exterior areas are clean, safe, and functional. This role oversees maintenance staff, coordinates service requests, and upholds Greystar’s standards and regulatory requirements.

Key responsibilities

• Assist and complete work orders generated from resident requests, diagnosing issues and performing repairs in line with policies and safety codes.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for the appearance of grounds, amenities, building exteriors, unit interiors, signage, parking areas, and common spaces.
• Inspect work performed by team members and external contractors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager while staying within budget.
• Execute monthly preventative maintenance procedures as outlined in the policy manual.
• Promote cost‑saving measures by repairing rather than replacing parts and using materials efficiently.
• Conduct regular safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other safety regulations.
• Provide courteous customer service, responding promptly to resident inquiries and complaints regarding maintenance.
