Maintenance Supervisor – Garden‑Style Community

About the role

The Maintenance Supervisor is responsible for ensuring that the interior and exterior of The Felicity on Perry community, including grounds, amenities and common areas, meet Greystar’s standards for cleanliness, safety and functionality. This full‑time position works Monday‑Friday with an on‑call rotation and supports both resident service requests and overall property upkeep.

Key responsibilities

• Respond to and complete work orders generated from resident requests, diagnosing issues and performing repairs in accordance with policies, safety standards and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors, procuring supplies, completing repairs and inspecting finished work.
• Develop and maintain standards for the appearance of grounds, building exteriors, breezeways, signage, parking areas and other common spaces to reflect Greystar quality.
• Inspect work performed by service team members, contractors and vendors to ensure compliance with quality standards, scope and specifications, and implement corrective actions as needed.
• Maintain inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies while staying within budgetary guidelines.

Required profile

• Proven ability to manage and complete maintenance work orders and make‑ready projects in a residential community.
• Experience inspecting and evaluating work performed by internal staff and external contractors.
• Strong organizational skills for inventory control and supply ordering within budget constraints.
• Ability to develop and enforce cleanliness and appearance standards for community areas.
