Greystar · Las Vegas
Job description
About the role
A full-time Maintenance Supervisor is needed at the Birchway Tropicana community in Las Vegas, Nevada. - Oversee the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing work and inspecting it.
- Develop standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, the leasing office, garbage areas, parking lots and other common areas.
- Periodically inspect the work of other service team members, contractors and vendors, and develop corrective action plans.
- Maintain spare parts and maintenance material inventory and work with the Community Manager to order supplies within budget.
- Complete monthly preventative maintenance and help develop the budget for repairs, maintenance and capital projects.
- Support cost control by fixing rather than replacing parts and using materials and tools correctly.
- Run safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
- Treat residents respectfully, answer questions and handle complaints about maintenance efficiently.
Required profile
- High school diploma, GED or related experience and training.
- Experience in property management maintenance, other building maintenance or a related trade.
- EPA certification Type I, II or Universal if the job involves sealed HVAC systems, and all state and local certifications required.
- Valid driver's license to operate a golf cart on the property, if applicable.
- Ability to stand, walk, sit, climb ladders, work in all weather and lift up to 25 pounds alone and 50 pounds with help.
- Flexible schedule, including call duty on evenings, weekends and holidays.
Required skills
- Proficiency in hand tools, power tools, measuring devices and mechanical equipment.
- Reading, writing and effective communication, and customer service skills.
- Internet, word processing, spreadsheet and database programs; property management system experience preferred.
- Basic math skills for reviewing financial and administrative documents.
What we offer
- Medical, dental, vision, disability and life insurance, with low employee medical costs.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- 401(k) with company match up to 6% after 6 months, paid parental leave and fertility benefit reimbursement up to $10,000.
