Maintenance Service Manager – Apartment Community

About the role

Village Green is seeking a Maintenance Service Manager to oversee the maintenance department and ensure the apartment community remains safe, functional, and attractive. The role involves supervising staff, managing work orders, and driving continuous improvement in building operations.

Key responsibilities

• Supervise daily activities of maintenance staff, delegate work orders, special projects and manage time.
• Inspect and oversee completion of HVAC, boiler, plumbing, electrical, appliance and other service requests.
• Mentor and train new and existing maintenance team members.
• Participate in interviewing and selecting new maintenance personnel.
• Provide written monthly energy management recommendations.
• Identify capital improvement needs, obtain estimates/bids, and assist in budget preparation.

Required profile

• Minimum 2 years supervisory experience in hotel, apartment or hospital maintenance/engineering.
• Hands‑on experience with gas furnaces and gas appliances.
• Strong customer service and computer skills.
• Ability to build, mentor and lead a maintenance team.
• Extensive knowledge of plumbing, water heaters, chillers/boilers and HVAC systems.
• HVAC or EPA Universal Certification is mandatory.
• Proven track record managing a preventative maintenance program and capital projects.
