Maintenance Lead – Residential Property

About the role

Greystar is seeking an experienced Maintenance Lead for The Danforth property in Seattle. The role oversees all technical and mechanical work to ensure units, buildings, grounds, and common areas meet the company’s standards for safety, appearance, and functionality.

Key responsibilities

• Lead and perform work order completion for resident service requests and preventative maintenance, diagnosing issues and repairing according to policies, timelines, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, task execution, and final inspection.
• Control inventory of materials, supplies, equipment, and tools, tracking usage, returning unused items, and ordering new supplies as needed.
• Oversee all property inspections using platforms such as Leonardo 247 and Entrata, ensuring compliance with code, regulation, and internal policy.
• Collaborate with the Area Maintenance Manager to prioritize tasks, schedule contractors, and maintain documentation.

Required profile

• Proven experience in residential property maintenance, preferably in a supervisory or lead capacity.
• Ability to diagnose mechanical and technical issues and execute repairs efficiently.
• Strong organizational skills for managing work orders, inventory, and inspection schedules.
• Experience coordinating vendors and contractors to meet tight timelines.
• Commitment to safety standards and regulatory compliance.

Required skills

• Proficiency with Leonardo 247 platform.
• Proficiency with Entrata property management system.
