Leasing Professional for Sunstone Community

About the role

The Leasing Professional will lead marketing, leasing, and renewal efforts for the Sunstone garden‑style community in Chapel Hill. This role focuses on achieving occupancy, revenue, and resident‑retention targets while delivering a high‑quality leasing experience.

Key responsibilities

• Greet and qualify prospects, conduct tours, and showcase apartments.
• Process applications, perform credit and criminal background checks, and prepare lease and move‑in packages.
• Inspect units before move‑in, coordinate any maintenance needs, and ensure apartments are ready for new residents.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and manage concessions and specials.
• Execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
• Utilize property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture demographic information.

Required profile

• Strong customer‑service orientation with the ability to build relationships with prospects and residents.
• Excellent communication and organizational skills.
• Ability to work Monday‑Friday with rotating weekend shifts.
• Knowledge of local rental market dynamics and competitive positioning.
