Leasing Professional – Cadence Music Factory

About the role

The Leasing Professional will coordinate marketing, leasing, and renewal strategies for the Cadence Music Factory community in Charlotte, NC. This role focuses on achieving occupancy, revenue, and resident retention goals through proactive leasing activities and resident satisfaction initiatives.

Key responsibilities

• Perform all sales and leasing activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting tours, showing apartments, processing applications, credit screening, background checks, and preparing lease and move‑in packages.
• Inspect apartments before move‑in to ensure they are ready, and coordinate any necessary maintenance tasks.
• Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply community policies on concessions and specials to boost occupancy.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet marketing using platforms like Craigslist, Facebook, and email.
• Utilize on‑site property management software (OneSite, Yardi) to track availability, record traffic, manage resident and prospect data, and capture demographic information.

Required profile

• Strong ability to greet and qualify prospective residents and conduct community tours.
• Experience processing leasing applications, performing credit and criminal background checks, and preparing lease documents.
• Capability to inspect units, identify maintenance needs, and coordinate with the maintenance team.
• Awareness of local market trends and competitor activity to inform leasing strategies.
• Proficiency in using property management software and internet marketing tools.
