Leasing Marketing Manager – Tower 701 (Student Living)

About the role

The Leasing Marketing Manager for Tower 701 will lead all marketing, advertising, and leasing activities for a student‑living community. This position ensures revenue and occupancy targets are met while maintaining the property’s brand and appearance.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to achieve revenue and occupancy goals.
• Monitor on‑site traffic, maintain an inventory of ready apartments, set rent pricing, concessions, and leasing incentives.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing strategies.
• Create and execute print and online advertising campaigns using available technology.
• Collaborate with the maintenance team to ensure property standards, inspect ready units, and use merchandising techniques such as mini‑models.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and manage move‑in procedures.
• Review financial, traffic, and closing ratio reports to gauge performance.

Required profile

• Proven experience overseeing community marketing and leasing operations.
• Strong understanding of local market dynamics and competitor activity.
• Ability to set pricing, concessions, and incentives to drive occupancy.
• Experience working with maintenance or operations teams to maintain property standards.
• Hands‑on involvement in the full leasing cycle from prospecting to move‑in.
